‍What NMLS CE Courses are required for MLOs?

Mortgage loan originators (MLOs) are required by the SAFE Act (Secure and Fair Enforcement for Mortgage Licensing Act) to complete federal NMLS continuing education annually. To meet this requirement, state-licensed MLOs need to take 8 hours of NMLS-approved courses, which include:

- 3 hours on federal laws and regulations
- 2 hours on ethics, covering things like fraud, consumer protection, and fair lending
- 2 hours on nontraditional mortgage products
- 1 hour of elective coursework related to mortgage origination

This training helps MLOs stay current with the rules, best practices, and changes in the mortgage industry.

Are there state-specific NMLS Continuing Education requirements?

Yes! Currently, 25 states have state-specific NMLS continuing education (CE) requirements for MLOs. If you're licensed in one of these states—or multiple states—you'll need to complete those additional hours on top of the standard 8-hour federal CE.

For example, Oregon requires a total of 10 hours: 8 hours of federal CE plus 2 hours of Oregon-specific education.

What is the Uniform State Test (UST)?

The Uniform State Test (UST) is part of the national SAFE MLO test and helps simplify the licensing process for mortgage loan originators across multiple states. Instead of taking a separate test for each state, MLOs can take one combined exam—the national test with the UST—which includes 25 questions focused on state-level content.

Most states have adopted the UST, allowing the NMLS to manage testing, pre-licensing education, and continuing education requirements for those jurisdictions. This makes it easier for MLOs to get licensed in multiple states. However, some states may still require additional state-specific education or steps beyond the test, so it's essential to check with each state agency to stay compliant.
